I couldn't put this book down! All the main characters were believable, likeable, and relatable in one way or another from the moment they stepped into the page. I couldn't help but fall in love with Ryan, the three boys captured my heart, and I'd love to have Frankie as one of my close girlfriends. This story is heartwarming and sexy, endearing and funny.     This is my 5th or 6th Jody Holford book I’ve read and I love each one more. Frankie leaves the life her parents want for her and heads to MN to her aunts house. Her aunt has recently died and it seems there are 3 stowaways living in the house. She gives her all to help these kids and take care of them. At the same time her neighbor is thrust into her life. These two adults find purpose in these children. A love story unfolds around them.

    This is a sweet story. I enjoyed the characters which seemed real. I didn't like all the cursing. The plot was too good that the bad language could have been omitted.

    The perfect read for a cold winter night... it's a heartwarming romance I fell into headfirst. The characters drew me in and the way the author carried the emotion through kept me turning the pages.
