    What a sweet read. Just sugar cookies and sweet tea and M&Ms and pecan pie--if this was in the American South. But since it's in England, it's a cuppa with sugar, a trifle or two, and a biscuit--with your beer.

    Matt is a silver-haired late 30s man about town (I think he's the one on the cover) who runs into Ryan, literally, while Matt is completing his morning run and just-turned-30 Ryan is moving into his Council Estate apartment complex--same building, no less.

    From the beginning you know where this is going, and though it has fits and starts, when they finally do something after a casual kiss, the subsequent chapters heat up at last.

    Neither man is a hero, neither man is a role model, both are just laid back, somewhat lonely, and very much burned in the past. Their romance is nicely handled, but if I had a complaint it's that Matt is just too cynical and Ryan plainly likes his booze.

    The only angsty part is handled adroitly in a pub, and then all is well in the universe. Good one to cleanse your angst from other books.

    This was a refreshing gem--an honestly well-crafted book with great characters and pacing. It's nice to see another well done book with thirtysomething characters also. The only thing weird was--they drank an AWFUL lot :)

    A bit slow for my liking. Not that I don’t like a slow romance simmering/ leading up to the Big Bang of falling in love. I just found it too slow.

    What do these guys do for work? I think I missed that. What happened to Dominic? I want closure.

    It a good cute story about two guys meeting, deciding at first to be friends with benefits but you guessed it, they fall in love.

    I’m giving it three stars because I genuinely liked the story and the characters.

    The more I read Annabelle Jacobs the more naturally I slip into her ebb and flow. Her rhythm is smooth, her tone is gentle and I find myself leisurely gliding through the pages. This sweet story revolves around two men that become neighbors, then casual sex suddenly shifts into something more…well, maybe. Ryan and Matt are both in their thirties but on opposite ends of the decade. Ryan celebrates his thirtieth birthday the weekend he moves into his new place. He’s teetering between the freedom of his twenty-something party-on days and the responsibilities of maturity and settling down. At this point in his life, he’s still single and hitting the pubs every weekend with his mates. But moving out of his parent’s place and leaving his recently widowed mom is the first step in claiming his new future. He would love to have a serious relationship because he’s not a one-night stand kind of guy; but when an opportunity presents itself for a hot night with his new silver fox neighbor, there’s no way he’s turning him down. After they survive the not so awkward morning after, they discover they are quite compatible and agree to embrace friendship. But what happens when you can’t reign in your desires for your new friend? Well, maybe you’d like to find out?

    What's to like: As I mentioned, Jacob’s free and easy style paves the way for this low angst, tender romance with a lovely HEA. Her signature British lilt always brings a smile to my face. This meet-cute begins with an embarrassing collision between a sexy silver fox and an adorable klutz. When their circles connect again and again they acknowledge what fate is trying to tell them. They are good together. Sadly Matt has no interest in repeat occurrences with the same man. He’s destined to be alone. He likes it that way. It’s for the best. Clean cut, no strings, one-and-done is his motto. Maybe if he continues to repeat this over and over, it will remain true. Sometimes the perfect person must come along to rattle any stubborn beliefs and only a fool would deny themselves a chance at happiness. *clears throat* Are you listening to me Matt?!

    What's to love: The slow evolution of their relationship lured me in and held my attention all the way through. Ryan is a little lost. He has one foot stuck in his youth and the other is taking him into the next chapter of his life. He’s still grieving the recent loss of his father and he hasn’t had the best of luck with his personal relationships so far. One thing he does have is solid mates. And an awesome mom. When his attraction to his new neighbor ignites into a passionate “friends with benefits” status, he’s determined to convince himself he’s content with that. Ryan has his imperfections but he’s honest and when he cares, he does wholeheartedly. I appreciated their ability to communicate. They are upfront with each other, even if they are still coming to grips with reality in their own heads. I enjoyed the family involvement. And they both have top-notch best friends. Their journey is sweet, funny and full of heart. Oh, and let’s not forget sexy!

    Beware of: A declared eternal bachelor initially presents hard edges. A delightful wayward lush strives to move forward in his life. A nasty coworker toes the line of harassment. And a finale that will melt your heart.

    This book is for: This warmhearted story is filled with everything I consider classic Annabelle Jacobs and a lovely place to start if you’re not familiar with her work.

    Once again Annabelle Jacobs has given us such an amazing, heart-warming story. Just like the rest of her stories you get sucked in from the start.

    Ryan has just moved into his new flat. He's trying to get on with his life after helping his mom out. He is such a sweet guy. A heart of golden with the best friends anyone could ask for. But what he never expected was his neighbor.

    Matt has been living his life one day at a time it seems. He has his family, friends and hook up when the time comes. He's. ever wanted to settle down. But now there's the new neighbor that he just can't get out of his head.

    So they go through the journey of being a one-off. Then try out friends with benefits. Then feeling get involved and their not sure if a relationship is going to work. But they know they have to try. Sometimes love comes from friendships and sometimes they are the best relationships.
    I really hope that Josh and Sam get their owns stories.

    Oh and Oscar that little guy had me laughing so hard. I could really picture everything in my head.

    Cute story. Unapologetically British. Pretty predictable, it was fairly obvious from early on in the book what was going to happen, but that didn't take away from the story. It was well written, with two likeable MCs and a good supporting cast. Not much angst, which made it a perfect read to while away a rainy afternoon, when you can't be bothered to think too hard.

    A HEA cute and sexy story of a one night stand becoming FWB then more.
    I needed that after the last series of books I've been reading.
    This book was down to earth, realistic and funny.
    Will be reading more from Annabelle thats for sure
