About the Author
A licensed California Real Estate Broker, Casey Fleming has been in the mortgage industry since 1979. He began as an appraiser and built one of the largest appraisal and consulting firms in the San Francisco Bay Area before transitioning into mortgage lending in 1995. Casey led the development of one of the first truly interactive advisory-focused mortgage web sites to be launched on the internet, Loanguide.com, which was named one of the 50 best web sites on the internet in 1998 by CIO Magazine.
Casey Fleming’s mission is to help consumers understand the specifics of the mortgage industry and loan products, in order to get the best possible mortgage for their specific needs. He released The Loan Guide: How to Get the Best Possible Mortgage in 2014; his newest book, Buying and Financing Your New Home, breaks down the complexity of finding a home for modern homebuyers. A native of Silicon Valley, Casey currently resides in his 1927 Craftsman Bungalow in San Jose along with his dog, Fozzie Wan Kenobi.

When I read his first book, I thought he covered all the bases very well—and he did—but buying and financing a home in 2023 has changed. Real estate and financing a mortgage are moving targets. Casey keeps up and shares his expertise with the reader in an engaging, easy to read way.
He doesn’t waste time with fluff. In the first chapter, he clearly spells out the first question every potential home buyer should ask themselves: Should I own or rent? I remember when I was thinking about buying what would essentially be my first home (I had been a long time renter). Casey pointed out the costs of maintaining a home, which turned out to be much more substantial than I realized. I was still able to buy a home, but with a more realistic budget. I am still very happy that I decided to buy. As a life long renter, I was well aware of the ever-increasing costs of renting. Where I lived in southern California, rent was $750 a month for a modest 2-bedroom apartment. That same apartment now rents for over $2500 a month. Insane.
One of the most useful chapters in the book for new home buyers is ‘Where Should I Get My Mortgage?’ Most new buyers know about interest rates and down payments and vaguely to avoid balloon payments, but to be fully informed, we really need to understand what types of mortgage lenders there are, what they offer, and how they are regulated—and what all that means to us. Casey makes this dense information easier to understand.
I highly recommend this book to anyone considering buying a home, whether they are first-time buyers or not.

Fleming excels at neatly breaking down complicated concepts into bite-sized pieces that prospective homebuyers (or people seeking to refinance their current mortgage) can easily digest. His clear advice is useful whether you are buying your first or “forever” home.
The first exercise that the author takes you through is whether to buy or rent. Purchasing a home isn’t necessarily the right decision for everyone. If you decide to finance a home purchase, he dispels the myth that the only (or best) option for everyone is a 30-year, fixed rate mortgage.
One section that I found particularly helpful was the chart which shows the various industry players in the transaction. Previously, I had only a vague idea what the different roles were for the mortgage broker, mortgage lender, bank or credit union, and investor or institutional lender, and what their specific involvement was in origination, processing, underwriting, funding, bundling/pooling, and securitizing. The cheat sheet lays this information out in an easy to understand format so you can understand who does what in your deal.
Another useful section offers illustrative case studies. Many readers will recognize themselves, to some degree, in these real life examples. Are you a young buyer with bad credit? A real estate investor? Are you risk-adverse? Fleming summarizes each buyer’s basic position, presents options, and discusses the buyer’s ultimate financing choice.
This book is a relatively quick read that can help first-time homebuyers and even veteran purchasers. I wish I had it on hand before I bought my first house and refinanced several times!

Ideas and opinions are clearly identified as such and all relevant points of view are presented fairly and equally. The calculations around financing can be intimidating, but Casey lays it out and explains it, step-by-step, in easy to follow format. As far as buying a home is concerned, Casey breaks down a complicated process into small, easy to execute steps.
Realtors® should give this book to every one of their clients to educate them of the home buying process. Every home buyer should get this book because it can be the "go to" reference manual for what they'll expect to face during the process.

Turns out, that's not at all what I needed. The answers will be too individual and personalized anyway.
